Unusual, Unique Strange Situation that Scottsdale Man Exposed in Roofing in Scottsdale

Today's topic is about an unusual, unique and strange situation here in the the Valley that exists in the entire construction industry that is unique to Arizona.

This show has information in regarding water leaks that many roofers, window installers, stucco installers, framers and builders do not understand. This information can save you years of frustration and thousands of dollars!

What does Tom, a rocket scientist in Carefree, Arizona, A high speed data technician in Scottsdale, Arizona, A Cancer Dr. in Paradise Valley, AZ, a couple that own a golf training equipment company from Desert Mountain in Scottsdale, AZ, a brain cancer survivor in Scottsdale, a Judge in Chandler and a rental equipment specialist in Cave Creek, AZ all have in common? They all had leaks in their homes that nobody could find. At Trades Unlimited we were able to help all of these peoplel and did find and permanently stop their leaks but this show is meant to help you avoid getting into these situations!

What you first need to understand is that water goes through stucco period! This is very misunderstood in the Valley. Coating may slow it down for a period of time, but that's temporary. What's behind the stucco is what determines whether or not you have leakage in your walls.

Warren did an interview with Jhymes Palmer. Jhymes had a home that had continous leakage. Noticed horific amounts of water coming in through the walls ...quarts of it! This was a new home he'd just purchased. He telephoned the home inspectors who did nothing to correct this situation. They said that maybe the water was weeping in through the stucco. Jhymes knew that this could have not been the cause. He telephoned a friend who was in the business of construction who confirmed that the roof was in good shape. Then he called another roofing company who then sent out a salesperson and gave a quote for a new roof. He could not confirm that this would correct the situation of the problem. No guarantees. Jhymes had been listening to Warren on HouseTalk for about a year. He telephoned the Trades Unlimited office to set up an appointment. Trades Unlimited roofing consultants came out several times. This was a building envelope situation. The previous owner had replaced all the windows perhaps thinking that this would fix the water problem. Expensive new windows ($15,000) put on a house that was not old and did not make any difference. Roof, Windows and cracks in the stucco seemed to be the problem in this house. Voids were found in the waterproofing material at the tops of the windows that is behind the the stucco. After this problem was fixed (2007) there has not been a drop of water coming in. I was treated very well by Warren and Trades Unlimited, Inc. and they were excellent in fixing this strange situation. Clip #1 with Tom interviewed. Tom's home is in the Carefree area and was built in 1995. A rain storm caused water to leak into his master bedroom which is a 2 story house with windows located above. Second story has rolled roofing and seemed to missing seams (torched down modified). Thought he had solved this problem by fixing it. Problems depended on percipitation during the year. In the middle of the night a dripping sound came from the bedroom. They left the bucket there while they made a trip to Florida. Water got into the fire alarm in the ceiling and they are all inter connected. Poor cat that stayed behind! For your information, Tom is a rocket scientist and very analytical. After 6 years and dealing with this problem constantly and worrying about it, a new foam roof was installed! Wow...Tom was impressed with this new roof that looked marvelous. After the next rain it started leaking now everywhere. What in the world is going on? The roofing company came out to look at the roof and claimed there was nothing wrong with roof. Next they got all new windows. They noticed that there were no flashings about windows so they put new flashings on. In 2007 after a rainy season and discoving all the leaks (16" of rain) HELP.....!!!! After putting on a new roof, all new windows they now have even more leaks.

Clip #3. Warren went out there to look at his roof. Warren noted that a lot of leaks where created when they re-roofed which has turned into a nightmare. Tom had had elastomeric put on an area that helped out for six months. Lastly Tom had dry wall falling off the ceiling. Warren has been personally involved now with Tom's house. Final clip #4; which concludes interview with Tom. Warren responded to Tom's "SOS" as well as other contractors. Different "experts" offered various advice. After talking with Warren he felt confident to go ahead with advice given from Warren. Trades Unlimited came out to do work. Tom and his wife are still nervous...but no more leaks! They are real happy about the final outcome with the work that Trades Unlimited did. Stucco will leak, but waterproof papers are needed and that was also missing prior to the final successful repair.
