Unusual, Unique Strange Situation that Scottsdale Man Exposed in Roofing in Scottsdale

Today's topic is about an unusual, unique and strange situation here in the the Valley that exists in the entire construction industry that is unique to Arizona.

This show has information in regarding water leaks that many roofers, window installers, stucco installers, framers and builders do not understand. This information can save you years of frustration and thousands of dollars!

What does Tom, a rocket scientist in Carefree, Arizona, A high speed data technician in Scottsdale, Arizona, A Cancer Dr. in Paradise Valley, AZ, a couple that own a golf training equipment company from Desert Mountain in Scottsdale, AZ, a brain cancer survivor in Scottsdale, a Judge in Chandler and a rental equipment specialist in Cave Creek, AZ all have in common? They all had leaks in their homes that nobody could find. At Trades Unlimited we were able to help all of these peoplel and did find and permanently stop their leaks but this show is meant to help you avoid getting into these situations!

What you first need to understand is that water goes through stucco period! This is very misunderstood in the Valley. Coating may slow it down for a period of time, but that's temporary. What's behind the stucco is what determines whether or not you have leakage in your walls.

Warren did an interview with Jhymes Palmer. Jhymes had a home that had continous leakage. Noticed horific amounts of water coming in through the walls ...quarts of it! This was a new home he'd just purchased. He telephoned the home inspectors who did nothing to correct this situation. They said that maybe the water was weeping in through the stucco. Jhymes knew that this could have not been the cause. He telephoned a friend who was in the business of construction who confirmed that the roof was in good shape. Then he called another roofing company who then sent out a salesperson and gave a quote for a new roof. He could not confirm that this would correct the situation of the problem. No guarantees. Jhymes had been listening to Warren on HouseTalk for about a year. He telephoned the Trades Unlimited office to set up an appointment. Trades Unlimited roofing consultants came out several times. This was a building envelope situation. The previous owner had replaced all the windows perhaps thinking that this would fix the water problem. Expensive new windows ($15,000) put on a house that was not old and did not make any difference. Roof, Windows and cracks in the stucco seemed to be the problem in this house. Voids were found in the waterproofing material at the tops of the windows that is behind the the stucco. After this problem was fixed (2007) there has not been a drop of water coming in. I was treated very well by Warren and Trades Unlimited, Inc. and they were excellent in fixing this strange situation. Clip #1 with Tom interviewed. Tom's home is in the Carefree area and was built in 1995. A rain storm caused water to leak into his master bedroom which is a 2 story house with windows located above. Second story has rolled roofing and seemed to missing seams (torched down modified). Thought he had solved this problem by fixing it. Problems depended on percipitation during the year. In the middle of the night a dripping sound came from the bedroom. They left the bucket there while they made a trip to Florida. Water got into the fire alarm in the ceiling and they are all inter connected. Poor cat that stayed behind! For your information, Tom is a rocket scientist and very analytical. After 6 years and dealing with this problem constantly and worrying about it, a new foam roof was installed! Wow...Tom was impressed with this new roof that looked marvelous. After the next rain it started leaking now everywhere. What in the world is going on? The roofing company came out to look at the roof and claimed there was nothing wrong with roof. Next they got all new windows. They noticed that there were no flashings about windows so they put new flashings on. In 2007 after a rainy season and discoving all the leaks (16" of rain) HELP.....!!!! After putting on a new roof, all new windows they now have even more leaks.

Clip #3. Warren went out there to look at his roof. Warren noted that a lot of leaks where created when they re-roofed which has turned into a nightmare. Tom had had elastomeric put on an area that helped out for six months. Lastly Tom had dry wall falling off the ceiling. Warren has been personally involved now with Tom's house. Final clip #4; which concludes interview with Tom. Warren responded to Tom's "SOS" as well as other contractors. Different "experts" offered various advice. After talking with Warren he felt confident to go ahead with advice given from Warren. Trades Unlimited came out to do work. Tom and his wife are still nervous...but no more leaks! They are real happy about the final outcome with the work that Trades Unlimited did. Stucco will leak, but waterproof papers are needed and that was also missing prior to the final successful repair. Trane Air Conditioning-Dean Oakley, Chuck DeFrancisco & Schlage Locks, Phil Swindler-August 15, 2009-HouseTalk Show

Another good Saturday morning to you. Today we had a house full of guests and we talked about air conditioning. In the studio today was Dean Oakley from Trane, Chuck DeFrancisco from Trane, and Phil Swindler from Schlagg Locks.

Dean said there is always something new with Trane. They're still doing research and development, growing, prospering, and focusing on consumers. Trane is a company that was acquired about year ago by the Ingersoll Rand which has been around for about 100 years. They've joined an alliance with Schlage. What on earth do air conditioning and locks have to do together? Why does it make sense for these two businesses to join?

Just a point of interest. You see it every day at the grocery store. Take a look at the refrigeration system in the frozen foods - look up and you'll see the Hussmann refrigeration system. Look at Thermo King trucks driving around with grocery products - that's Trane brand. Club Car golf carts - Ingersoll Rand brands. The Ingersoll Rand brand which is the instruction brand, generators, tools and then Schlage locks. They are now considered residential solutions, whereas in the past they were residential systems. Their focus in on safety, efficiency and comfort. Now they have a joint product where Trane Heating & Air Conditioning is linked with Schlage through something they call Schlage Link.

Phil Swindler explained that Schlage Link is a home automation system that homeowner can set up himself. Very easy to set up. Put on standard door. The system connects through your internet router so that you can control lights, thermostats, cameras, locks, garage door openers and so on from away from home.

Home automation used to be pretty complex, a lot of money and setup involved. Now with the computers it has gotten easier to do all this. Trane used to heat and cool a lot of the larger homes with many air conditioners on their homes. Now the technology they have through their alignment with Ingersoll Rand has been able to bring affordability to the average consumer. Picture this: coming home from vacation in San Diego. You turned your thermostat up. It's blazing hot at your home because you turned the air conditioning up. Now you can pull up that thermostat through your phone internet and adjust the temp as you wish. This is something that's also good for latchkey kids so that you can be notified by text or email that your child has reached home, and if you want to have a live feed camera to see for real you can have that set up as well. There might be many good reasons for you to have access to the home while you're away. Schlage brings it to you at an affordable cost and very easy to set up on your own computer.

What effect does closing my doors and registers have on my a/c system? Dean Oakley said that most consumers think that if I'm not in that room, the extra empty room, I'll shut the door. Well, that duct system is designed to deliver a certain amount of air per room. When we shut down doors inside of rooms, unless there's enough return, you create a pressure imbalance in that room. That room will create enough pressure to push that air through the windows and small cracks and crevices through the home and now you have a depressurized home and you'll bring in more outside air that you did before. If you have a grill or gap above or below the door, that may be considered an appropriate return, but if there is no return back to the main part of the house, you create energy inefficiency.

Gary in Sun City asked about how Phil compares Trane and Amana air conditioning. Phil said that Gary should pull up the consumer reports as well as some other 3rd party reports that will give impartial comparisons. Trane has always been ranked in the top 3 for the past 10 years. Amana is a competitor, but obviously he favors Trane. Warren said that there are other good air conditioning brands out in the marketplace, but he has always been privileged to be associated with Trane. Trane has been an industry leader toward which others have compared themselves and their innovations. Trane has always had a great reputation for reliability, and in his opinion it pays to go with a proven leader.

Steve in Phoenix asked about setting the thermostat to run the fan always or only when the a/c kicks on, what should he do? Dean said that depending on whether he has a variable speed fan, this could make a significant difference in utility cost. If you run 24/7 that's about 10 60-watt lightbulbs. If you have a variable speed fan, it will cost only about 1 60-watt lightbulb. Advantage of running continuous is good for heating/cooling system if you have variable speed; however, the seasons affect it as well. For example, if you're in the monsoon season and run it continuous it can raise the humidity in your home.

Dustin in Phoenix said that he was told that in a couple years the requirements for a/c would change in that homeowners will have to change it out because of the refrigerant. The refrigerant won't be phased out totally for repairs for 10-20 years, and refrigerant 22 will be around for awhile for those repairs. As of January 1, 2010, heating and air conditioning manufacturers will no longer produce refrigerant 22 air conditioning systems. Government is requiring 410A, a non-ozone polluting refrigerant. However, there is still some desparity in the industry, but the laws have been put into place. Trane will be completely switching over to 410A for new product, and Dean said to weigh your options. If you're replacing, you might want to look at 410A, but 22 will be still be around for some time.

What does an inside sales leader do for Trane? Chuck DeFrancisco said that his primary role is to provide service to outside sales and territory managers as well as reach out to help dealers. It's a highly trained group of professionals able to help customer, consumer or dealer with any number of questions.

Pauline in Scottsdale asked about going on vacation for 2-4 days. Does it make sense to leave the air conditioning on or should they turn it off? Dean said that if it's in the middle of the summer, it's very important not to turn the air conditioning off. Your house can get to 100 degrees. The utility company says to turn it up a few degrees, maybe even to 85 degrees, but not off. Depending on the temp, it could take 6-8 hours to cool your house down.

We also had some special young guests here to visit the studio today. My nephew and nieces, Brendan, Courtney and Adeline were visiting from Minnesota so they had the chance to see what happens in a radio studio and even dared to say hi to their mom and dad over the radio!

First Impression Security Doors-Tim Cornelius-Housetalk Show 8/8/09

Well Good Saturday morning and Welcome to HouseTalk! It's a beautiful morning once again. This morning's special guest is Tim Cornelius from First Impression Security Doors. (480-924-1104) out of Gilbert, AZ, with showrooms around the Valley. First Impression's manufacturing facilites are located in Gilbert off Baseline & Hobson in the East Valley Commerce Center. One facility does the security doors and gates, another does the iron entry doors, and the third fabricates the pool fencing, spiral cases, gates and railings. It's very busy for them at 1415 Mondel Drive, Gilbert AZ, 85233! They give tours to show how they build their spiral staircases, doors and other products.

First Impression Security Doors does more than the name implies. Basically they do anything that requires steel welding. They focus on building, manufacturing, installing and servicing steel security screen doors in addition to gates, railings, spiral staircases, pool fencing and decorative wall hangings and other iron work products.

Warren asked what it is that makes a security/green door secure. Tim said number one reason is because it's made out of steel. There are not a whole lot of materials stronger than steel. Sometimes security doors are made from aluminum, but people generally know that steel is much stronger than steel. The second reason for security is that all their doors have tamper- proof, double-cylinder deadbolt locks. A double-cylinder deadbolt means there is a key entry on both sides of the door, not a thumb bolt. Tamper proof means you can't just unscrew the lock. The doors swing out, mounted on the outside, and have vault pins on the inside, so even if the hinges are removed entrance is still prohibited. Homeowners love the security because they can leave the door open to enjoy the fresh air without concerning themselves about people just walking in.

Can you re-key the door to match the other keys of the house? Tim said yes, absolutely. Their employees are all trained to re-key their regular house keys for the security doors. If the homeowner wants a separate key, fine, no problem, but they find that most homeowners want the key to match the rest of the keys in the house.

Talking more about the front doors capabilities, screen built in, glass that swings open - iron entry doors. It is actually a remodel job for them to come out to install them because the entire front door has to come out. These iron entry elegant faux finished entry doors replace steel frame and doors. These doors have glass, glued chip, rain effect, blemish (privacy glass that allows light). First Impression really wanted to preserve the screen effect though, so they've built their doors with a deeper frame so that people can open the glass to get that frest air through.

Security doors sold in big box stores are basically a frame and a door. There's no threshhold or sill plate. There will be a gap between security door and the entry door, and your house will be open to the rats, lizards, scorpions, because of the big hole between the door and the threshhold. First Impression has paid close attention to this and seal theirs as best they can so that you don't have to worry about intrustions by all those little critters!

First Impressions also does a lot of hand-formed arches for big, big frames! In order to avoid creases, they are hand-bent and hand-ground to the radius that is required to exact precision measurements and CAD drawings. They do have to design, review.

A customer has many options for color coatings. First Impression use powder coat. It's a much more durable and better coating than spray painting or electro-static coating. This is a pretty important part of buying ornamental iron because if it's not properly applied it can cause rust issues sooner than they should. If you are in the Valley area, go to their manufacturing facility for a tour. Watch how they charge the steel and roll it into a 450 degree oven to bake it! This is definitely a high-end product. It's interesting and there's a lot to consider when buying your security doors or ornamental iron.

Today Tim was giving away a decorative ornamental wall hanging to the next caller. Can be hung over fireplace, outside, beautiful scrolls. David from Cave Creek called in. He has ornamental iron fence around his pool. It's powder-coated and rusting. How do you repair a situation like that? Tim said generally they'd remove the fence, remove the rust, clean it and re-powder it. If the tubes themselves have an entrance or exit for any moisture inside the tube then it can start to rust from inside the tube. In those cases, those can be painted on site, but the issue will not go away unless it's treated or replaced.

Nathan in El Mirage wanted to know if Mr. Cornelius could give a low-ballpark and high ballpark price on ornamental iron screen doors. The range is based on the size of the door but can go anywhere from $800 - $1800.
